Your Mortgage Journey
Step 1 – Are you ready?
Speak with a mortgage adviser such as SGB Mortgages to assess if you are ready to buy a home. We will look at your affordability and deposit amount to see exactly how much you can borrow and assess what type of mortgage is right for you.
Step 2 – Mortgage In Principle
Get a mortgage in principle to test your eligibility, you will be credit checked and provided with a mortgage in principle which will outline how much you can borrow.
Step 3 – Find Your Home!
Now the fun can begin, start searching for your dream home, view as many as you can and make a clear list of criteria of what you want. You can begin to negotiate a price a with the seller. Don’t be afraid to start slower and work your way up. We can also assist with all negotiations.
Step 4 – Applications
Once you have found your home it’s time to apply for your mortgage! We will prepare all your documents to send to your lender and solicitor to begin the process of your application for your mortgage and protection.
Step 5 – Mortgage Offer
Once the documentation is checked and accepted by your lender, after the valuation has been completed you will be provided with a full mortgage offer. We will then review everything and check it through with you to ensure you are happy.
Step 6 – Preparing For Purchase
Once you are happy with everything the documents will be sent off to your solicitor so they can prepare for the purchase. This is often then longest part of the process, but SGB Mortgages will keep you updated throughout.
Step 7 – Exchange of Contracts
A Crucial part of the process, this is where the sale becomes legally binding. You will be required to sign a mortgage deed, further contracts, and a transfer of equity form. Your deposit is then sent to your solicitors. Don’t worry we will guide and talk your through everything that needs to be signed.
Step 8 – Moving Day!
Once everything is approved you will be provided with a date to receive the keys, the home is yours and you can begin the process of moving into it. While some non-chain homes settle things quicker, they may be longer waits for chain homes.
